 In Spain the exchange of contracts is arranged by a pre-contract (called a contract de arras), signed by the seller and buyer. This is the only authorized person to execute the purchase deed, which is a requirement to register the house into the land registry. The notary verifies if the land or house is burdened with any debts, disputes or other events, registered at the land registry.
